Tax reduction in the Comunidad Valenciana – what you should know

Good news for anyone considering buying property in the Comunidad Valenciana.

From June 2026, the regional government will introduce reductions in property purchase taxes, making the region even more attractive for both national and international buyers.

What is changing?

The main change affects the Property Transfer Tax (Impuesto de Transmisiones Patrimoniales – ITP), which applies when purchasing a resale property.

  • The current general rate is approximately 10%
  • It will be reduced to 9% for properties under €1,000,000
  • Properties above €1,000,000 will remain at 11%

In addition, the related administrative tax (AJD) will also be reduced, slightly lowering the total cost of purchasing a property.

Why is this important?

This adjustment brings several advantages for buyers:

  • Lower initial purchase costs
  • Improved conditions for second-home buyers and investors
  • Real savings on most property transactions

In summary

Buying a home in areas such as Jávea, Moraira, or the Costa Blanca will become slightly more affordable, especially for international buyers looking for a second home or investment property in Spain.

When does it apply?

The new tax rates are expected to come into effect from 1 June 2026.
