We both feel that we really struck lucky when we decided to use Steve and Dawn at Javea Casas to help us find a house in Javea.  We already had an apartment in Javea and after 10 years we were very sure which areas of Javea we wanted to consider when looking for a house.  Prior to our visit to view properties, we were sent details of a number of properties in our chosen areas from which we were able to select a short list to view.  Unfortunately when we arrived in Javea, Steve was unwell but Dawn was available and always arrived promptly and proved to be an excellent guide to the properties we visited.  We really felt that she had taken our very specific requirements on board and all the properties we were shown fitted the bill with regard to price as well as location, size etc.  We really felt that we wasted no time at all.  There was no attempt to encourage us to spend more than we were comfortable with and Dawn was always pleasant, friendly and above all professional with both the vendors and ourselves.  She was very definitely looking out for us, even to the point of highlighting the occasional downsides of a property that we had missed in our excitement over it´s more positive elements. We found a property that fitted the bill and are very happy with the excellent service we experienced from Javea Casas and Dawn.

For a number of years now we have dreamed about buying a property in the Javea region of Spain we have grown to love having spent a number of enjoyable family holidays there. In 2012 we were finally in a position to make this a reality but found the prospect of searching and completing on a property fairly daunting due to the language barrier and unfamiliarity with the Spanish property purchase process. Finding Steve and Dawn was an absolute god send! They were so helpful every step of the way which for us comprised the following logical steps:
 
Property shortlisting
There is such a large choice of properties when searching property web sites that we were finding it difficult to shortlist. Using Steve and Dawns many years local knowledge they were able via email and phone to our UK home advise us of which properties met our search criteria and which didn’t…..importantly they were able to advise how long properties had been on the market and what problems came with certain properties that we could not ascertain from an online property description i.e. dampness, overpriced, inappropriate location, lack of sunshine, internal space too small etc. Since flying is expensive this filtering service enabled us to compile a shortlist of properties that closely matched our requirements to ensure best use of the short time we had was maximised.
 
Property Viewings
Once we had our shortlist Steve and Dawn set about planning our viewing. If we had done this ourselves we would have struggled to plan this with logistical efficiency due to our unfamiliarity with where each property was located relative to one another. Their local knowledge enabled them to plan our visits with minimal travelling distance between each thus maximising the number of property we could see in one day. Also they kindly provided the transportation which avoided us having to rely on our own sense of direction and avoided fuel costs.
 
Property Purchase
Dawn and Steve have a wide range of trusted contacts from lawyers to currency companies and were able to put us in touch with people that could assist with the purchase of the villa we eventually purchased (the last one viewed on our list!). The Spanish lawyer proved to be very efficient, professional and importantly personable. Also the process for obtaining the required NIE numbers for anyone purchasing a property in Spain is a very manual process which involves attending in person at the local government office in Denia. Again Dawn took us straight to where we needed to go (we would never of found it!) and subsequently the same with the notary office and was there to walk us through the whole process.
 
Both Steve and Dawn also speak fluent Spanish and we don’t (!) so overcoming the language barrier also made the process a lot easier for us.
 
Summary
We cannot thank Steve and Dawn enough for all of their help, in our view the process would have been much more protracted, expensive and frustrating without them and we consider ourselves lucky to have come across their services which cut out all of the ‘trial and error’ due to our inexperience. They are people with integrity and enthusiasm for genuinely helping through the maze of requirements and we lost count of the amount of times they went the ‘extra mile’ for us. We wouldn’t hesitate to recommend their services as we take ownership of our lovely villa in the sunshine hassle free!

I have recently completed on a house in Javea and I can not recommend Javea Casas enough.  From my initial enquiry through arranging contacts for maintenance, Dawn and Steve Nott have been on hand to give advice and assist. One can draw on their experience and knowledge of the area. The Notts have been professional and efficient yet friendly, and have armed me with the confidence to go through the buying  process - a process which can be quite daunting for the first-time purchaser in a different country!

Now that we are proud owners of an apartment in Javea we can say a big thank-you to javeacasas.com in helping our purchase become a reality.
Steve has given us his time, his wealth of local knowledge and maintained a positive outlook when we thought we would never find our ideal property. 
We saw plenty of properties, never felt pressured to buy and were encouraged not to settle for a property that was nearly right, but didn't have that "we love it " factor.
As we do not live in the area, Steve kept us upto date with regular emails and phone calls. He always replied promptly, and had the necessary answers to our questions. We have found Steve and his wife Dawn are reliable and trustworthy.

We stumbled over Javea Casas as we were preparing to contact agents to set up a property finding trip to Javea. It is a beautiful area which we had fallen in love with on previous holidays. Dawn and Steve are amazing. Carefully matching our needs and wishes with the available property in the area. Managing the many agents on our behalf and offering invaluable local knowledge during our search. Steve set up our packed schedule and Dawn drove us to each property. Within a few days we were confident we had found our dream home and Dawn continued to help with introductions to an excellent gestor who handled the legalities of the sale very well. We started to look for a villa in the Javea area in September 2011, initially independently contacting Estate Agents. We found Steve and Dawn’s details and decided to ask for their support. We were not sure of the specific area we wanted and consequently asked to see more than 100 villas over about 6 visits. Steve and Dawn managed to put together schedules to meet our availability and did all the juggling to make our life easy, also taxiing us throughout the viewings. They have always been very patient in trying to satisfy our demanding requirements. They were always ready with advice and checked out many details for us in advance, always responding swiftly. They arranged for a builder to visit a number of possible villas with us to get estimates of refurbishment costs. We finally decided on a villa and again Steve and Dawn helped and guided us through the completion process, working with the Abogado they recommended. We are delighted with our new villa, which I’m sure we wouldn’t have found and bought without their help Steve and Dawn are very professional in all they do, they are also a delightful couple who we now count as friends. I would unhesitatingly recommend Javea Casas services to anyone searching for a villa in the Javea area.  "Wij zijn zeer tevreden over JAVEACASAS. Steve heeft ons voortreffelijk geholpen in onze zoektocht naar een plekje onder de zon. Hij heeft ons twee dagen meegenomen op sleeptouw in Javea en omgeving. Steve pastte zijn lijst met te bezoeken villa’s aan in functie van onze opmerkingen. Zodoende hebben wij veel tijd gewonnen. De werkwijze van Steve is uniek. Hij verdedigt de belangen van de koper en regelt uiteindelijk zijn tussenkomst met de makelaar die door de verkoper werd aangesteld.  "We are very pleased with JAVEACASAS. Steve has helped us excellently in our quest for a place in the sun. He has taken us for two days around Javea and the surrounding area. Steve had provided a list of suggestions of villas to visit, in accordance with of our comments for our requirements. Thus, we have saved a lot of time. In this way Steve is unique. He defends the interests of the buyer and ultimately arranges his intervention with the broker who was appointed by the seller. We found that in this way Steve works with the majority of brokers. We were looking to buy a property in Spain and did a search over the Internet.  www.javeacasas.com was one of the best, as it gave a great range of properties for sale with multiple estate agents.  We contacted Steve who showed us around villas which suited our needs.  We found one within a weekend which was perfect. We had made the decision to buy a holiday home in Spain and that Javea would be the place. We had a few holidays there, but really very little knowledge of the various areas that made up Javea. We looked on the internet and contacted a couple of estate agents, they were fairly helpful, then we contacted Javea Casas and found that Dawn was just so helpful. She explained the benefits of working with her and Steve, it all sounded brilliant we wondered if it was too good to be true – but they were fantastic. This was a whole new experience for us and Dawn took all the hard work out of the whole process with shortlisting the properties and sorting out the ones that were not suitable, organising and scheduling viewings. She had driven the route and planned out our days to save precious time while we were there and we certainly didn’t expect a chauffeur but was extremely grateful. When we found a beautiful property that was perfect for us Dawn and Steve again helped us every step of the way, there were times when we had a few wobbles but with Dawns practical, calming and helpful attitude we got through it and are now the proud owners of the perfect villa. We did not expect the service that Dawn and Steve provided but with their help, experience, knowledge and contacts it made the process so simple and a pleasure, quite unlike the normal hassle of buying a property and we would recommend them every time.
